• A 25% non-refundable deposit is required at the time of booking (by bank transfer).

• The balance is due 8 weeks before arrival.

• Stays are flexible (minimum 6 nights), and we'll agree on arrival and departure times together – please do adhere to these.

• Cancellations:

  • Please notify us in writing as soon as possible. If within 8 weeks of your stay, the full balance is due unless we are able to re-let.

  • We strongly recommend taking out holiday insurance to cover unforeseen cancellations.

• Please avoid flushing or draining unsuitable items – the house has its own septic tank system.

​

• Use of the Property

  • Maximum of 10 guests (8 comfortably), excluding babies in cots.

  • No smoking and no pets.

  • Guests are responsible for their own belongings and valuables during their stay.

  • Please treat the house with care and report any breakages promptly.

  • The property is for holiday use only – not for commercial use, sub-letting, or large events (weddings, parties, etc.) without prior written consent.

  • Be considerate of neighbours, residents, and the environment.

  • Please do not move furniture or remove items from the property.

  • Keep the house secure by locking doors and windows when you're out.

  • Use appliances safely and as instructed.

  • At the end of your stay, please leave the house clean and tidy.

• Your Stay

  • Bed linen and towels are provided.

  • Baby items (travel cot, high chair) are available but used at your own risk.

  • A starter supply of logs for the burner is provided. Always keep the burner door closed when lit.

  • A drying room is provided for wet clothes – please don't dry them inside the house.

  • Ireland has strict recycling rules; full details are posted in the house.
