1. Booking & Payment
A booking is only confirmed upon receipt of a completed booking form and a non-refundable deposit of 30% of the total rental cost. The remaining balance is due 8 weeks prior to the arrival date. For bookings made less than 8 weeks in advance, the full amount is payable at the time of booking.
2. Cancellation Policy
If you need to cancel your booking, please notify us in writing immediately. Cancellation charges are as follows:

More than 8 weeks before arrival: Loss of deposit.

4-8 weeks before arrival: 50% of total cost payable.

Less than 4 weeks before arrival: 100% of total cost payable.
We strongly recommend that guests take out comprehensive travel insurance to cover cancellations.
3. Security Deposit
A pre-authorization of €300 is required against your credit/debit card 7 days before arrival. This will be released in full within 7 days of your departure, subject to a satisfactory property inspection.
4. Arrival & Departure
Check-in is from 4:00 PM on the day of arrival. Check-out is by 10:00 AM on the day of departure. Please ensure you adhere to these times to allow for thorough cleaning between guests.
5. Guest Responsibilities
Guests are required to:

Treat the property with care and respect.

Notify us immediately of any damage or breakages.

Leave the property in a clean and tidy state.

Adhere to the maximum occupancy limit (10 guests) stated at the time of booking.
6. Pets
Pets are only permitted with prior agreement. An additional cleaning fee may apply.
7. Liability
The property owners are not liable for any loss, damage, or injury to guests or their property during their stay.
8. Force Majeure
We cannot accept liability or pay compensation where the performance of our contract is prevented or affected by events beyond our control.
